Develop, implement, and maintain facility manual (s) for all properties and premises of the Company.
Prepare facilities operational budget.
Assess property / premises needs and recommend improvements.
Familiarize with all technical knowledge related to equipment, chillers, A/C, elevators, plumbing services, generators, fire systems, BMS, cradle, housekeeping, cleaning services, and others.
Prepare RFP for maintenance contracts and communicate with contractors / suppliers related to facilities.
Review technical proposals and monitor contractors? performance.
Manage contracts with suppliers / vendors and maximize the outputs from contracts.
Develop, implement, monitor, and evaluate service levels agreement (SLA) with service providers and internal maintenance team.
Maintain log / register for all activities and complaints.
Supervise and provide direction to service providers, contractors. and facility maintenance team.
Maintaining insurance policies for the facilities.
Maintain healthy business relations with service providers.
Communicate with local authorities when needed.
Coordinate with Company?s department regarding all issues related to the facility.
In charge of Security guard and housekeeping services across all facilities.
Coordinate with Health and safety team and maintain compliance with health and safety standards.
Identify hazards across all facilities and implement necessary measures and operational controls.
