Job SummaryResponsible for providing the best presentation of properties to prospects and the public as well as working with existing tenants to provide exceptional service. The Property Manager works closely with our operations team to ensure apartments and the property are appropriately maintained as well as our corporate office to drive revenue and control expenses.Job Responsibilities 1Principal Accountabilities - Coordinate vendors to fix property issues - Manage property inspection and enforcement - Work with team on all maintenance requests filed by property inhabitants - Work with team to complete annual projects within budget - Provide informative leasing presentations catering to the prospect???s needs, values and concerns while discussing the features and amenities of our community. Manage prospects through tours, telephone calls, emails and follow up. Assures all leads are actively pursued. - Maintain property by investigating and resolving resident concerns; enforcing rules of occupancy; and inspecting vacant units. Actively participate in supervising the turnover of apartments between residents and service request completions. - Meet financial goals for the properties by establishing appropriate rental rates and controlling expenses. Survey competing rental rates and marketing conditions; calculate expenses including maintenance, overhead costs, depreciation, taxes, and capital expenses. - Prepare budgets and forecasts of revenues and expenses for properties. Responsible for implementing an approved budget. - Inspect properties regularly to identify and address issues. - Recommend and implement process and property improvements. - Assists Marketing efforts for our multi-family properties.
